Lakewood Township’s planning board tonight granted Preliminary and Final Major Site Plan approval to Aderes Beis Yaakov for a new campus along the east side of Lanes Mill Road, north of Route 88.
The overall area is 276,214 sq feet, or 6.34 acres.
The approved plans include construction of a two-story school building as well as another two-story school / wedding hall building.
The two-story school building will include 12 classrooms, a dining room, offices, and an auditorium in the basement. The two-story school / wedding hall building will include 12 classrooms, a dining room, a number of offices, and, in the basement, a 12,000 sq feet wedding hall as well as separate rooms for the Kabbalas Panim and Chuppah.
A gym and an inground pool are proposed in the rear of the tract.
No curb or sidewalk currently exist along the Lanes Mill Road frontage. The board conditioned the approval on the applicant providing a sidewalk along the Lanes Mill frontage, as well as internally from the road, around the parking lot to the front and back of the school.
A total of 335 off-street parking spaces will be provided for the entire campus.
The school represented that they anticipate a total of 500 students will attend the school, and they will be brought to school with 10 school buses. There will be 30 proposed staff members.
The school provided a traffic study that said the proposed site access driveways to Lanes Mill Road are projected to operate at level of service “D” or better for the exit movements during both peak hours analyzed. The proposed southbound left turn movements into the site are projected to operate at level of service “A” for both the AM and PM peak hours.
Site lighting will consist of pole mounted fixtures for the parking area. Landscaping has also been proposed.
