At their very first in-person meeting since the beginning of the pandemic, Lakewood Township’s Zoning Board is scheduled this Monday night to consider an application seeking a Use Variance to permit construction of up to 43 single family homes off of the east side of Brook Road, north of Ridge Avenue / 7th Street.
According to the plans submitted for Zoning Board consideration, the application would develop 3 paper roads.
Township zoning laws permit single family homes in this area, but only on lots of 15,000 sq foot each. The application proposes lots as small as 11,033.43 sq feet.
The application proposes only one main access road off of Brook Road to serve the new development. To satisfy state requirements of a secondary access road for developments of more than 25 units, the application proposes to provide a 16-foot wide emergency access road to be constructed of gravel. This secondary access road would also be off of Brook Road, south of the main access road. A chain link double swing gate is proposed to be installed on the access road to prevent it from being used on a regular basis.
The zoning board meeting will be held at the township court room, 231 3rd Street. The meeting begins at 7:00pm.
