Lakewood Township’s Zoning Board tonight granted final approval for a new 2-story office building on John Street.
The project consists of a 0.98-acre parcel of land at 138-142 John Street, approximately 422 feet east of the John Street intersection with River Avenue.
According to the design plans submitted, each floor of the 2-story building will contain nearly 5,000 Sq Feet of regular office use space. (No medical offices will be permitted).
A total of 42 parking spaces will be provided, which is more than the 40 spaces required (1 parking space is required for each 250 Sq Feet of office space).
No sidewalk exists along the property frontage but is proposed with this application.
The Board approved the initial Use Variance back in June 2020. Surrounding uses within 200 feet of the site are predominantly single-family residential. Office buildings are not permitted in this zone, which was the purpose of the original use variance request.
The Board now granted Preliminary and Final Major Site Plan approval for the new building.
