Lakewood Township’s Zoning Board on Monday night granted final approval for a new cul-de-sac off Drake Road, near the southwest corner of the Drake Road / Neimann Road intersection.
The cul-de-sac will contain a total of 6 single family homes on approximately 12,000 Sq Feet lots each.
The existing property is 2 acres in size. This zone only permits single family homes on 1 acre lots, hence the need for the Use Variance to build an additional 4 homes, and the Board previously granted a bifurcated Use Variance.
The cul-de-sac will be paved with a 32 foot wide cartway, per Lakewood Township standards. Sidewalk, curb, and ADA-compliant curb ramps will be provided. Additionally, the developer will widen Drake
Road across the tract frontage.
In accordance with standard Zoning Board guidelines, any homes constructed on the site will be improved with at least one third of the frontage of the home having stucco, stone or brick. In addition, there will be suitable landscaping and a sprinkler system installed.
Additionally, the Board conditioned the approval that building permits can only be obtained now for 2 homes; another 2 building permits may be obtained once Ocean County begins road widening to phase 1 of Cross Street; and the final 2 building permits will be permitted to be obtained only once Ocean County begins road widening to phase 2 of Cross Street.
